1. The pilot
Q is in a limited, invite-only pilot. Features may change, break, or be removed. We may end the pilot or your access at any time. During the free pilot there is no charge; if paid plans start, we will tell you the price first and you choose whether to subscribe.
2. Who may use Q
You must be at least 18 and able to form a binding contract. You are responsible for your account, for keeping two-factor authentication and your password secure, and for activity under your account.
3. What Q is — and is not
Q organizes listing data, runs calculations you configure, and alerts you to listings that match rules you confirm.
- Not advice. Q is not a real-estate broker, appraiser, lender, attorney, tax adviser or financial adviser. Estimates (rent, cash flow, equity, cap rate) are calculations based on data and assumptions that may be wrong. Verify everything before you act.
- Data may be incomplete or out of date. Listing data comes from licensed third parties (for example RentCast) and from users. We show the source and date of each fact; we do not guarantee accuracy or availability.
- No automatic actions. Q does not make offers, sign documents, change rents, approve or deny applicants, or move money for you. Reviews and alerts are suggestions; decisions are yours.
4. Your content and listings
You keep ownership of what you submit. You give us a license to store, process and display it to operate Q. You may only submit listings for properties you own or are authorized to market, and the information must be accurate. Listings expire if not renewed.
5. Fair housing and lawful use
You must comply with the Fair Housing Act and state and local fair-housing laws. You may not use Q to discriminate based on race, color, religion, sex, national origin, familial status, disability, or any other protected characteristic. Application criteria in Q are limited to objective factors and are applied equally to all applicants; you remain responsible for your decisions and any required notices. We may remove content or accounts that violate these rules.
6. Prohibited use
No scraping, reverse engineering, bulk export, or resale of data; no attempts to access other users' data; no uploading Social Security numbers, card numbers or other ID numbers in free-text fields; no unlawful, misleading or infringing content.
7. Third-party data and services
Some data and services come from third parties under their own terms. Third-party data may only be used inside Q for your own evaluation and may not be redistributed.
8. Fees (when applicable)
Paid plans renew automatically each month or year, at the price shown when you subscribe, until you cancel. A free trial (one per account) turns into a paid plan at the end of the trial unless you cancel before it ends; the trial end date is shown in the app and on the checkout page. You can cancel any time in the app (Account > Plans & billing > Manage billing); access continues to the end of the period you already paid for. Payments are processed by Stripe; we never see or store your full card number. Fees already paid are not refunded except where required by law or stated at purchase. If a payment fails, we will tell you, and paid features stop after a 7-day grace period unless the payment method is updated. We will give at least 30 days' notice of any price change, and it applies from your next renewal. The tax-appeal pack is a one-time charge shown before you pay. Q never charges renters any fee.
9. Termination
You may stop using Q and request account deletion at any time. We may suspend or end access for violations or to protect users, data providers, or the service.
10. Disclaimers and limitation of liability
Q is provided "as is" during the pilot. To the extent permitted by law, we disclaim implied warranties and are not liable for indirect, incidental, or consequential damages, or for losses from decisions made using Q. Our total liability is limited to the greater of the amount you paid us in the 12 months before the claim or $100. [ATTORNEY: confirm enforceability in operating state.]
11. Changes
We may update these terms. If changes are material, we will ask you to accept the new version in the app before continuing.
12. Governing law
